Post: Tax Delinquent list for raw land

Welcome!

Following are some things that are necessary to have in the list:

- All properties that are tax delinquent

- Physical address of each delinquent property

- Name and mailing address of each delinquent property owner

- The amount of back taxes owed on each parcel

- Must be a spreadsheet/Excel format (ie .csv or .xls file)

Other things that are nice to have in the list:

- Parcel number of each property

- The assessed value of each property

- The size of each property

- The zoning of each property

Have you tried talking with real estate agents that specialize in commercial properties? There are usually a few big names in the commercial space in any town (you've probably seen their signs around). They might be able to give you an idea of what going rates are.

If you are setting up an LLC, then you need an operating agreement not a joint venture agreement. You'll also need to file Articles of Organization (or Certificate of Formation, different states call it different names) with the state you are organizing in. While there are several websites out there that you can fill in your info and they spit out the docs, it may be worth the time and money to work with an attorney to make sure you have thought everything through (like buy out options, dissolution, etc)

@Seth Williams has a blog post listing a bunch of websites where you can list property for sale for free. Might give you some more ideas.

As mentioned already, for the sites that require an address, you can just use "0 Street Name, Whatever City, Whatever State". Then in the description you can give more details, like lot and block or APN.

I agree that it sounds really speculative. Personally, I think there are better ways to invest a SDIRA. The whole point of self-directing is so you can invest it in something that can generate better returns than the stock market. With vacant land, you will have holding costs every year, but won't see any return until you sell in the future, assuming you've played it right and the land has actually gone up in value. Why not just do hard money loans or performing notes that generate a monthly return?
