Post: NW Indiana Property Management Options

Hi everyone - 

So I'm finally moving forward on this property management question.  We're vacating a condo in Valpo that was our primary residence and now will become a rental.  So far, I've discussed prop. management with Adam at RPM and was impressed with their system.  It seems very robust and owner-friendly - 75% first month's rent to place a tenant and 10% per month.  I'm trying to get him on my calendar for a walk-through this week.

I just spoke with Pam at Rose this afternoon, they're a 70% fee for placement and 10% per month.  I'll probably schedule something in person for her sometime in the coming weeks.

I have to return the call from CAPS and speak with them as well.

Based on the input from all of you fine people, those seem to be the best ones to use, so I don't plan to call any others (unless somebody says so in the next few responses!)

@Kevin Williams welcome to BP! I used to live in Kalamazoo and worked in GR, so I drove past your exit on 131 every day.  I always tried to stop and get gas at the Admiral station right there at the exit, as it consistently had the best prices.

Thanks for posting that article!  I'm interested to see what happens here.  I know there was something like this in Detroit, but I don't recall hearing about stipulations for the buyers.  Hopefully Indy can use some of the problems Baltimore has gone through with the program to make improvements to the system.  I'll go ahead and be excited about this as a positive step. :-)

I worked with a guy in Valpo who did a quick kitchen countertop install on my personal residence.  He was fast, on time, did quality work, and was fair priced for what I asked him to do.  I'm not sure how far he travels, but his name is Kirk Conner - 219-465-803. He has a facebook page for his business American Renovators.

Hi @Tim Huffman  - 

Welcome to BP!  @Ken Van Haitsma Jr speaks the truth here.  I am one of those recent NWI BP joiners as well.  I don't have a ton of time to spend on the forums (commute daily to South Bend and have a little girl at home that needs my evening focus), but I have been gobbling up all the awesome info on the podcasts during my commutes.  I highly recommend listening as a way to learn a ton about real estate investing.  Even the podcasts that have topics which I don't think will be relevant to me in my buy-and-hold mindset (wholesaling, flipping, etc) - I always get something out of them.

I actually just closed Nov. 23 on my first rental property (I need to get that story posted on the forum, but I am waiting until I get my first actual rent payment from the property manager so it feels real).  My property is in Indianapolis, it was purchased through a turnkey company, and is under professional property management.  I'm also hoping to rinse and repeat this strategy to increase monthly cash flow.  My plan is another property in the spring, probably also in Indy.  In the longer term, I plan to rent out my current residence in Valpo once I don't need it as a primary residence, but that will be another 18 months or so.

Hi Courtney!  Yes, both of those areas are on my "watch list." I don't know the NE side very well, but I think there could be some possibilities there too.
