 - Yes, as I always say you have to manage from your head and not your heart. If you have a mortgage, you can't tell the lender that your tenant hasn't paid because of the reasons outlined.

You need to start the eviction process sooner rather than later and stop digging yourself deeper into financial loss.

@Eugene C.- It's a good story to tell! It showed that your patience in taking the time to learn the business from the ground up and then taking action to grab your first deal.

Your knowledge helped to build confidence, even though you were told NO several times, there was a latent feeling that everyone else was wrong.

You believed in yourself and the teachings accumulated over the months/years.

Congrats on your accomplishment and thanks for sharing the details. I am sure someone will take something away from this message.....frankly, I have.

Don't get caught up in analysis paralysis.

You must immerse yourself in the RE marketplace locally in your neighborhood or afar if the situation warrants it.

Take calculated risks if needed and you shall be rewarded!

You might want to think of adding other REI areas, like wholesaling, rentals/buy and hold to your portfolio down the road and not being flipper centric.

 - Great question and @John Thedford summed it up nicely.

Yes, it's a double edged sword that enables you to take massive leaps forward and risks or can be utilized to the point where you overextend yourself and then being unable to sleep well at nights.

Use leverage wisely and you will benefit from it's advantages positively.
