@Mel Snikta- If this is a good reusable toilet, there is nothing wrong in doing so.

But, if the tenant gets wind of it, then, that might not sit well with them.

Also, you have to look at the pros and cons of doing so too, with the more efficient use of water in the newer models coupled with the fact that the cost is not significant.

 - Congrats with securing your first deal.

Now, the real test is to anchor it to your portfolio. However, you mentioned that insufficient funds and low credit score are roadblocks to getting this deal nailed down without investors.

This is a massive bone to chew on with your little/limited experience in handling such a large scale project.

You might want to offload it to other investors for a fee and revisit your steps to get a smaller deal done.

There are several moving parts for you to synchronize and make it happen.

I am not saying it can't be done, but, you have a steep hill ahead.

  - Welcome to BP.

I clearly understand your predicament. Yes, you are at 4 way junction and can't agree on which path to take.

My theory is that you have to do what you will enjoy doing. So, you are head over heels about REI and anything else is secondary. If you have the opportunity to add RE to your major, then, do so as this is where you will enjoy hanging your hat in later years.

With regards to saving money, that's a tough call, but, as you know a certain level of discipline has be there to accomplish this task. Others have done it and you can too! 

I recall my dad said to me as a teenager that if I earn $1 and can't save 10 cents, then when I earn $10,000 I will not save $1. He was right, you have to cultivate that level of discipline and apply it accordingly.

So, with that said I look forward to hearing further about you and your REI success.

I wouldn't install it because of the liability factor. Furthermore, you are in the REI business and not the pool business.

There are lots of other tenants out there, so, if she decides to move on so be it. You may want to talk her into going to a Y, beach or other places that accommodate swimming.

Good luck and don't feel that you are compelled to respond to the tenant's wishes.
