No investor and certainly not me would take you seriously at this juncture because of the following.

  • You have only initiated one post and it has no value to the BP community.
  • You don't have a picture
  • I looked at your profile and there is nothing substantial about you to give me any level of confidence to do business with you.

@Hai G.- Good question, I use two home warranty providers to service my properties. 

I share the properties between the providers and can gauge their performance and price.

The responses are great and they cover items within the infrastructure such as AC/heater,electrical, plumbing, garage door etc.

If there is anything uncovered that needs to be fixed, my broker connects me with local handy men or professionals to take care of those issues.

One of the providers, https://www.ahs.com/ charges $75 per call. 

I find it to be a very economical and efficient way of dealing with issues as reported by my tenants.

@Ryan Brantley - You are welcome. They are doing fine and thanks for asking. Actually, I am in the midst of adding another one in a partnership with four friends.

I have no regrets about my selections and the tenants are fantastic.

The tenants pay online and one of the things that helped is the fact that I have home warranty contracts setup. So, in the event of any internal plumbing, electrical, garage door issues etc. They are taken care of readily. If there is any major work needed outside the scope of my warranty providers' contracts, my broker helps me with local personnel referrals to take care of those issues promptly.

So, being in New York is no road block to the maintenance of the properties.

Frankly, If I had to retrace my steps, the same acquisition and maintenance methods would be utilized.

@Arnie Guida - Great PM forethought. My reasoning is similar to yours, in that they were most likely installed simultaneously. So, they are near or at their end of life.

You got a warning with the single leak, that there might be more trouble ahead with the others.

Yes, I will be proactive and do the changeout now.

I agree, access from the master is much better!
