 Is your investing direct or through funds/REITs?  If it's direct, what about the time commitment?  Holding real estate certainly involves more time than owning a stock.  Is it worth it to you?  Or is it because you like things that are more hands-on, or where you feel you have some control over the process, rather than just the choice over buying or selling the stock?

Direct investment is my choice, I never liked REITs or funds. The time and commitment are ok. I am retired early and have lots of time on hand to manage these properties. And, with the advent of technological advancement it's more manageable than perceived with the naked eye.

I still own stocks and always will and only buy those that pay dividends, again, my choice/model. But, REI investing is on another level with regards to the benefits outlined above.

If you happen to find something within your price range, buy and hold might be a good start. You might also want to look at Freddie Mac or Fannie Mae sites to see if there is anything you can get, plus you can utilize the first time home buyer credit option.

Excellent article and well deserved exposure in Entrepreneur magazine. This site and community are worth their weights in gold.

Since joining BP I can attest to the fact that my REI knowledge and skills have increased tremendously, coupled with the fact that I am being interactive with like minded individuals who are focused and excited about the success of others.

BP and its community are here to stay and will continue to be a model for others to emulate.

It clearly shows that persistence, hard work and dedication can certainly bear fruit in the building and expansion of a purpose driven platform without spam and other distractions.

@Bridget D.- Since you are 5 years away from hanging up your W2 job, there is no rush to move from your place now, inspite of the fact that you see a bargain.....there will be more and/or better ones in the future. 

Stay put in your 3plex.

Focus on the rental and as @Mehran K.said, take a look at the competition to weigh the level of upgrade to implement. You don't want to over do it and can't recoup the excess money spent.

We are proud of your achievements and it's good to get BP's view from a different vantage point.
