Frankly, if there is no significant damage associated with the cat, then, there is nothing to haggle about or risk losing more money and time in court.

I imagine you would have absorbed the repairs caused by wear and tear over the time they inhabited the house.

The overall consensus in this thread is that you should just let it slide and move on to more important things. They have been good paying tenants and you are indeed thankful for their contributions.

Very good comments overall. The bottom line is....how many properties do you plan to own short and long term and what are your projected methods of purchasing them?

However, you have to recognize your financial limits and be able to sleep well at nights, which will eventually impact your "safe" W2.

Hey Rick, thanks for the added details. Frankly, I wasn't aware of that option for the use of cash.

It's not an issue with my tenants at this time, but, I will make a note of it and let them know in case they want to utilize this feature as well.

By the way, they love this service!

Currently, I use www.erentpayment.com for my tenants.
