hey guys,

my client sold a property in South bend (IN) in June 2017.

she never filed income tax before in the USA. her ex-husband owned the house until a year ago.

during the sale process - buyer is withholding 15% of the sale price of 52,000$

the house was originally bought in 2014 for 101,000$. during years as rental - only lost money due to neglected management.

what should my client do?

how can she claim her money back? she obviously only lost money with this property.

I have several properties in Rochester.(NY)

within your budget I believe you can find a great property that will produce stable income,

after reading your post - I would like to say I really like your way of seeing thing realistically :-) 

one tip for you , specially within your budget, level of  English and etc.. - I recommend mange the property yourself. you will learn allot doing so and will save yourself a bunch of $$$

my Lansing experience with local management companies - was not good so far.

I currently live out of country as well and I manage my US properties on my own. (usually without local managers that "eat" my income).

PM if you would like to get some tips on Out of country investing I will be happy to contribute. Out of country investing can be done, but you have to dedicate time in order to do it properly. results will follow and I believe will always be better then being dependable on this property manger or another

fully renovated fully functional and priced to sell quick

this property is located in a GREAT Rochester neighborhood.

Property makes around 15% ACTUAL CAP

for example:

purchase price include rehab and closing costs -  49000$

One Bed 1.5 Bath

rent - 1050$ monthly

HOA (including assessment) - 407$ monthly

Insurance -525$ yearly

Real estate tax - 903$ yearly

so estimated ROI - 10.7% (before any repairs / reserves etc...)

would love to hear your opinion
