I am not dealing with turnkey operations.

inspections, rehab, ongoing maintenance issues - all dealt directly by me. I am using local professionals of course, but I try to keep in under budget and time frames.

getting quotes , bids, researching specific vendor is crucial for out of state / out of country investor. but surely can be done - and to my believe - results will always be better on your own + you earn the learning to your self:-)

hi , saw this post and want to jump in. In my eyes, and I have been investing in US real estate for years now - most American real estate brokers and agents are providing great service to out if state / out if country investors. After you define what you want to buy and where, start communicating with local real estate agents. they can be found everywhere online including here at BP hope that helps

Hello to all BP community members

First, I would like to say how much I enjoy being part of this great community. I truly do 😊

I would love to purchase Condo units. (multiple) in the Fort Lauderdale vicinity. All for my active investors.

Looking to purchase CASH, quick close, etc.. but looking for below market value prices for my purchases.

Recently I have purchased several condo apartments this way, but I am looking for BULK / WHOLSALE pricing for our next deals.

Any thoughts / leads / opinions regarding my plan.

Yes we have used overseas financing numerous times to putchase real estate in the US. there are several advantages: 1. easier to qualify a foriegn resiednt in his HOME fountry where is financial profile is well established 2. usually intrest rates are lower then american banks in case you have anu more questions feel free to PM me

how do I "gift" a property to someone else? we have 2 properties (SFR) that we want to "gift" to a non family member. both houses are located in Rochester (NY) how do I structure this? lawyer? any referals please? what should be the most cost effective way to get it done?

Looking to get your advice please on selling these 4 properties I have.

2 are leased and 2 are vacant

4819 wilern

562 woodyear

149 s kossuth st

(all in Baltimore)

What do you feel is current market temp? sellers? Buyers?

What else can you please teach me on these types of properties in Baltimore area, the ability

to sell those properties, fairly rent them out etc.
