 Because I trying to get a deal before another wholesaler does. I'm just trying to get advice if my idea is a good one.

I have gotten a response from a yellow letter that I sent for a property that I found driving for dollars.

The property's potential ARV is $145K and just based on the outside of the property, it looks like there is about $35K worth of work.

I know this is not a lot to go on but as a wholesale deal, is it worth it to put it under contract for about $80K, contingent on seeing the inside and getting a more accurate ARV just to get the deal going?

Thanks @Alex Capozzolo! "... it is a marathon, not a race." I love that, and will make it a point to remember. I want to get into everything real estate, so BRRR is only one thing I will do.

As you may or may not know, I am new to real estate investing.  I have been trying my hand in wholesaling (online ads, bandit signs, etc.), but have yet to close a deal after almost a month of seriously trying.

Just trying to get a opinion from more seasoned investors: what do you think about me starting of my "career" by doing a BRRRR? Has anyone else started that way?

in 2016 there was a near monthly BP meetup put on by some San Diego BP members (@Justin R., @Parker Cox, @Kevin Fox, @Tim G.).   These meetups were at various RE investment properties.   They provided an opportunity to netwok with other San Diego RE investors as well as to learn about the site project.  

Unfortunately I have not seen any scheduled this year and we are approaching half way through the year.

I want to invest in single-family and multi-family properties.  I don't want to limit myself to just one aspect of investing, so I want to learn as much as I can about all of the different niches of investing.

Listen to the podcast for extra inspiration and investing advice and post in the forum for any questions you have. Members here are really eager to help. We're all working to succeed together.

Like you, I am living in CA (Los Angeles), but I focus on investing out of state for the 3x cash flow and reasonable cost of real estate. Florida is my state of choice.
