So I was at a local REIA meeting the other day and they talked about the basic formula for wholesaling which is Max Offer = 65% ARV - Repairs - Assignment Fee.

The guy was saying that this formula is typical of single family homes and not so much of multi-family homes. He was saying that you need to look at rate of return on the units as a consideration to find a Max Offer price. Is anyone familiar with this?

Hey guys,

Maybe this seems like a really basic question, but what are the steps to get a house under contract?

Right now I'm talking with sellers, I want to be ready when I do find a motivated seller. How do you get it under contract, do I have to bring a contract to them and have them sign it. Or do I have my lawyer write up the purchase agreement and send it to the seller. All this is assuming that the seller and I have talked and agreed on a price. Also, I here that a lot of sellers like to call on their attorneys to review the contract.

I'm just kind of unsure of how things are done. I'm in NY so I know its a market thats unique to others.

Hey guys,

I finally put together a squeeze page to find motivated sellers through internet marketing. My next step is to hook it up to an autoresponder service such as aweber.

Whats the best approach in doing this? What types of emails should I send. Are there any templates that I can customize. Any one go this route?

Great reply Deshone. I just started learning about REI 3 months ago and I am just not confident enough in so many different areas. I'm focusing my time learning about different marketing strategies. I figure once I get leads to come in then I can work on talking to sellers.

Hey guys,

I just went through Chris Chico's Virtual Wholesaling Program and he recommends using a 800 # with an extension on his direct mail campaign for sellers to call and leave a message. I was wondering if anyone else tried this approach or does it make sense to just have a local # either going to my cell phone or a live person?
