Hi Justin,
Well I'm using RealQuest to do my searches via their custom search records functionality. So I was looking for the criteria needed to find high equity absentee owners. I'm trying to put together a direct mail campaign for wholesaling properties in my
area.

Hey guys,
I'm looking to get absentee leads with high equity. What should I put in my search criteria specifically to find people with high equity?
If i'm looking for people that have 40-100% equity.
Should I be doing a search for LTV of 0 - 60%?

Hey Anthony,
I am from the Long Island/NY area myself and have started on my journey of real estate investing. I come from a similar background of being an engineer, seems to be the norm :). I'm in the same boat as you, looking ways to supplement my income and get out of the race race. Life was not meant to sit behind a desk 9-5. Let me know how things are going. Good Luck!!!

I bought a house last year after 3 years. Was it worth monthly mailings for 3 years? Heck yes. $12K in profit for 36 stamps and some paper.
Probates you won't mail to for as long as absentee owners. But I have bought a lot of properties beyond the one year mark. Some folks just can't face dealing with the estate until that point.
Preforeclosures would be on a different time table.
I was trying to decide what to write about for Monday, and you just solved that problem; it will be on direct mail.
I can tell you one thing. The bulk of your DEALS come at the 4th mailing and beyond. It's called a "direct mail campaign" for a reason. I will have some statistics for you in the article.
If you are just doing one or two mailings, it's a complete waste of your time and money.
I am the guy that's still in the game when everyone else has quit; and I'm pretty happy about that.
Sharon, i couldn't find the article you wrote about, is there a link to it?
