How much longer do you have until you retire? You can at least begin your research now. That is what I did when I was overseas. It also depends on how much you feel you think you can get done. My last 6 months I had my replacement all trained up so I was able to get out early certain days to check on contractors and what not. If you did start overseas and you don't have someone you trust very well to handle and oversee the operation while you are gone then I definitely would not recommend it. Hey I mean if you still have a few years until retirement maybe you want to look into being a lender and getting some good returns to increase your capital before you get out!

Hey Brad, Sorry for the late response. We have a vacation rental in Arizona and it actually performs very well. Check on vrbo to see what rental prices are at in Phoenix. Your biggest population of visitors will be snowbirds in the winter season, that is your bread and butter. If you get good quality pictures you can expect to have a rental filled during the off seasons with probably an average 70% vacancy at the max. You will still have people wanting to stay for various reasons throughout the "off season". It might do a little bit better than Yuma (where I am at) in the off season. Once again it just depends on how much competition you have in the area and how you price yours. It could depend on how he gets the houses, how much he puts down, or even what niche he is targeting. For example my vacation properties cash flow much better than normal but I also run a risk of a higher vacancy rate.

Hello all,

I was looking to start up my mailing campaign and I was curious if anyone had any favorites they liked as far as printing company goes and also places to just buy bulk postcards.

It was looking like it would be about 34c apiece to send postcards, 26 for postage (thats what it seemed business prices would be for sending out mass postcards. My wife owns a business so I was hoping to use her account to mail them) and 8c per postcard was the best I could find. That is without the cost of printing which is a little hard for me to factor in at the moment.

Does anyone have any input if it would be cheaper to just have someone print my postcards for me or cheaper for me to print them myself? The other thing that I was factoring in is I have my own list and I did not know how specialized I could get the cards.

I was working on a macro to insert the buyers name and address automatically into each postcard for me. I am not the most computer savvy so if anyone has a program they use that does the same thing that would be awesome, and I can slow down on my goal of learning Python...
