I've been to several meetings.  I think it really depends on what area you are looking to focus on and what level investor you are.  Most of the folks I met were quite nice and willing to be helpful.

I guess since he lives in a rent controlled apartment he probably doesn't want to give that up, otherwise I would agree with getting a duplex or triplex and renting out the other units.

Although, I'm not sure it makes sense to put the whole amount into one property.  He would be better off investing in several different assets and diversify a bit.  Otherwise, if things go south with his property, he is basically wiped out.

It's to bad his business doesn't provide a greater return, since usually it would make sense to invest more money there.

I was considering putting together a direct mail campaign specifically targeted toward apartment buildings in a very specific neighborhood.  Has anyone tried this for commercial?  I was curious to how effective it was (what kind of response rates) and types of mailings that worked best.

From my experience, you could shout out the invention of the wheel (before it was invented) and most people would just ignore it or tell you it wouldn't work.  You don't have to share your idea here, but I would recommend you share it with people and get others involved to make it a reality.  

Execution is the secret sauce.  Ideas are pretty much worthless without execution.  The more you share it, the more others will help you realize your dreams and support you.

The 10K is not really enough (some of the comments above have covered it) to invest in these type of passive vehicles effectively.  Your best bet is probably investing it across several REITs (so you are diversified) and can still have exposure to real estate.

Under no circumstance should you pay 18K to "become" a sophisticated investor (especially if you're only looking to invest 10K).
