1. Do a title review (Look for hidden liens, second liens, & tax liens.) 

2. Go to open houses. (See what the standard is for similar houses in your neighborhood.) 

3. Research zoning requirements. (If you're going to rent out the property, consult with a real estate attorney to see if there are any local ordinances or laws that make it difficult to be a landlord.) 

BP probably has other articles and forums about due diligence on auction properties! Good luck!

If it's due for auction, you could also make a deal with the substitute trustee if possible that's either listed on the Notice of Sale or the auction site. Good luck!

@Jeff Robson Check out Podcast 55 on shopping for banks/loan products! My search found that BB&T and Regions Bank were great regional banks in my area and EECU was a great credit union. I need to get my DTI down before I am where I need to be for investment loans.

- Downpayment was normally 20% down for investment loans. 

- The approval is based on more factors than your income and credit so I'd go in and talk with a banker! 

- All of these are options that you'll have to decide on. Trevor makes a great point in living in a duplex or multifamily gives you ownership, ability to earn equity, and ability to rent out.

@Paul Smythe I list on as many sites as possible and I keep all of them documented in my Google Calendar. I do this to bring in as much business as possible and I'd rather keep my listing full and then figure out how to manage the sites. I list on Airbnb (most guests found here), Corporate Housing by Owner, VRBO/Homeaway, Flipkey/TripAdvisor, Craigslist, and Sublet. I'm not in a traditional vacation rental market so I market on listing sites that will bring people my way!

@John De Souza I'm in the same boat. I have another business and I've been going to a friend for years, but I've got to really have everything in order so I'm switching it up. 

@Myka Artis I literally wrote that post and the next day ended up making that decision lol. My CPA was awesome, but a little out of his league with the types of business I own. And he was a friend of a friend so I wanted to stay, but in the end need someone who knows what they're doing for everything we've got going! Keep me posted on who you go with!
