I would've eased off the constant phone calls. It makes you seem desperate and gives the seller the impression you were getting too good of a deal. 

Negotiate and sign the contract in person if you can. If you're sending it, then do so and follow up with a phone call to confirm they received it. Always include a "offer good through" date in the contract and reiterate it when you send it to the seller!

"Mr Seller, our offer is good for 3 days, please sign and return at your convenience"

Theres a guy around here that does the same thing and from what i gather, he develops his "birddog" network this way and then JV's wholesale deals with the person.

BUT he does so ...with handwritten bandit signs lol. Every couple months i get a few bourbons in me and prank call his voicemail. "So you mean to tell me that you can afford to help ME make $20k a month, but YOU can't afford to have actual bandit signs made?..right."

@Sean C. If you've going to do it soon anyway, might as well do it all at once! Here's why. Say you've found a motivated seller, and you shoot them an email with your sweet new HMFIC (at)CaligaganHomes.com email address, and they decide to go to CaligaganHomes(dot)com to check out your company..only to find that your company doesn't have a website. How's that going to look? 

Just a thought!

@Sean C. I switched from a generic self-built site on GoDaddy that..sucked.. to 3 sites on InvestorCarrot (A main company site, a motivated seller site, and a Rent to Own site). It's been an absolute game-changer. Incredibly easy to use, phenomenal customer service/support, and they take a lot of the guesswork out of SEO optimization. The sites are geared towards specific REI niches/needs and very easy to customize.

If its actually worth $310k, he'd be lucky to walk away with $275k if he sold it retail through an agent...which would put you in the exact same position if you were to take it over at $275k. So very little equity, lots of risk, for possibly $250/mo in cashflow? Not worth it. If he's wanting $60k over the $275k then its a definite no. He's dreaming, don't waste your time.

If its worth $35k and the seller is willing to seller finance at $18k with $3k down?? ..whats the question?! Seller financing it is!

@Paul Winka TN allows for wireless detectors so long as they're capable of communicating with one another. You might try calling a home inspector or your local building and codes to verify.
