@Mooko King If you want to sell, but are still considering renting, you can always sell via a lease option! Get a few thousand dollars for the option fee up front, full market rent for 2 years or so, and then full market value when you sell without paying realtor commissions etc.

Plenty of articles on here to walk you through it, but as always, go find a local real estate attorney to answer specific questions and have the lease / option drawn up!

@Cherise Wright Start by calling local RE attorneys in your area, and while you're at it, sit down, pay for an hour of their time, explain your intent, and then have them explain the legalities of wholesaling in your area! Best investment you'll ever make.

@Tim Speer Bud you are spending WAY too much money. As per our other posts you've already established a LLC in both TN and KY (great if you have a lot of assets to protect, not really necessary just starting out). A certificate of authority authorizes a business registered outside of the subject state, to do business in the subject state. Being you have LLCs in both states..what would be the purpose?


Kudos for thinking big picture, but the bottom line is you don't need to spend all this money forming entities to do business. You can legally buy/sell real estate in your own name without ever forming a LLC etc. You'd be better off spending the money on a good web/landing site for motivated sellers, and marketing

@Heba Farag Your county assessor's office/website should have the owners address listed. If no address, you can always go ask the neighbors for the owner's contact info

There are plenty of websites that offer super cheap signs..in fact.. google those words. If you're considering making your own bandits signs with a sharpie marker etc ..i would say, don't. 

Im not sure what you're putting on them, but if you're going with a "We Buy Houses - Cash" type sign.. potential sellers are going to have a hard time believing you have the means to pay cash for their house, if you cant afford bandit signs. Just a thought

@Tim Speer Whatever forms you find on BP, make sure you find a local lawyer to look them over before you use them. Just because they're on BP, doesn't mean they're a "one-size fits all" document.

You mentioned Sub2 forms.. The paperwork for a Subject To transaction is definitely not something you're going to want to do on your own. Find a lawyer or title company who will do those transactions for you.

Hey @Matthew Carducci I live here in Clarksville, and the other comments are correct, definitely not worth the price considering the rents. Also, depending on the location, there's a reason that the rents are currently around $750, as that's about as high you're going to get for a unit in a MF here. You'd be hard pressed to get $850, as decent 3/2 SFRs here will start in the $850-900 range, (which can be found for $75k-$80k).
