Im currently living in a rehab house i took Sub2 in a package deal earlier this year. Finished up the rehab this summer and am currently looking for another distressed property with some more acreage to move into. Once another property has been found/closed on, ill lease option this one out and move on. Shifted all mail to a PO Box quite awhile ago

@Brandon Turner  I wonder if you could make the case that your insurance company itself would be in violation of the Americans with Disabilities Act by denying service to you/your business because of a registered service animal. Probably a good question for a lawyer! 

Edit  - Just finished skimming the ADA regarding service animals..absolutely mind boggling that all it takes is a doctors note..

@Account Closed You can ask your attorney to do a seller-side only HUD.. but then again ..why would you feel the need to hide anything from the seller? Just some food for thought.

@Joe Lopez Often in cases like these sending mail is a mute point. Consider that by the distressed nature of the property, the back taxes, etc you can assume that multiple investors are bombarding the seller with mail, and most of that probably goes to the trash.

If you have the owners name, have you searched for them on social media?
If they're too old for SM, try sites like intelius to identify family members, and contact them on SM with your offer to purchase the house.
OR the old fashioned way, ask the neighbors! Our last purchase came after similar circumstances; multiple mailers to the seller with no response, and one day while driving by i saw the neighbor outside and stopped and talked to him, turns out he had been friends with the seller for 40+ years and gave her number right there on the spot! Deal closed a week later.

Our latest idea for houses we KNOW to be abandoned, is to place a bandit sign in the yard with "WE WANT TO BUY THIS HOUSE: If you have contact with the owner please call us XXX-XXXX

I have a few folks who occasionally send me leads on run-down houses in my mid-sized market. 

I'd like to know how YOU utilize birddogs!

  • How do you have them submit leads? 
  • Are there Apps/Tools on the market you effectively utilize to streamline the lead process?
    • If so, do those apps integrate into your existing CRM/data management programs?

@Carlos Gonzalez In the last 6 months or so we've had a lot of success on local "buy sell trade" groups on Facebook. Post it for rent and by default any responses you get allow some insight into a perspective tenant's lifestyle before you even respond.

College kids have to have somewhere to live. Agreements in college towns are structured like this all the time. If you look at it from the perspective of, you can not only hold the tenants liable, but the parents as well.. you give yourself multiple avenues of recourse to collect rent.

@John Teachout  I'd reach out to a local RE attorney regarding having the parents on the lease itself, as they won't personally be residing in the property. I would have the tenants on the lease and the parents sign some form of a Personal Guarantor Rental Agreement (search that term on google and several come up).

Take that $200 and find the real estate investor friendly attorney in your area (your local investors will know who that is). Write down every REI related question you have and use that $200 to pay for an hour of his/her time to answer all the questions you need answered to get you started. I promise you It's a way better investment than spending it just to get pitched by these schmucks that are going to do nothing but take your money and get you in trouble.
