@Anthony Ronco Nothing wrong with getting your license; however, working as an agent is something you'll probably have to run by your command. I know we weren't allowed to have part time jobs while i was in.

@Brolin Whitaker I think the feedback you received from the letters answered your question! Some say to offer condolences, some say to keep it purely professional. To me, offering your condolences to strangers while simultaneously trying to get their house for dirt cheap comes off as insincere, bordering on rude. I dont include anything about probate/inheritance in my mailings. I mail to them as if they're any other motivated seller. If the family wants to sell, they'll call. If they mention the death in the family when they call, offer your condolences then.

A lot of folks will tell you to just keep mailing the Non-Owner Occupied/Out of State Owner lists with whatever other criteria you're looking for. I personally don't like direct mail as it irritates the sh!t out of me every time i get one in the mail. To each their own!
I like to find landlords when they're at peak motivation to sell: Evictions.
1. I put ads on CL and local FB groups offering recent evictees $ for providing the address of the property and their landlords contact info.
2. Go to your county courthouse and request civil court records / eviction filings (every county is going to be different, some will be easier to work with than others)

Sharing the numbers would help get you a better answer! Current principle balance, repairs, ARV etc
If the seller has already decided to make repairs and sell at full retail, she's probably got a number in mind that she wants to sell for, and that number is probably WAY off of the "wholesale" price.
Have you asked her how much she'd be happy with? (Cash, as-is/without having to make any repairs)
Have you considered presenting her with other options? Buying Sub2 and finishing the repairs yourself?

Set your standards and boundaries immediately. If the dude does not abide, and you feel your boundaries aren't being respected, definitely kick him out.

@Ahmad Darensbourg Sure, If you want that agent to inform every other agent, title company, RE attorney etc in your market that you tried to circumvent their listing agreement with the seller. Whatever the deal might net you, it's not worth the reputational damage.

@Account Closed You've identified the problem, now just omit it from the conversation. Focus the conversation on the seller and their motivations for selling and then present them with your possible solutions to their problem. No need to mention you're an investor.

@Camillia W. Direct mail / Yellow letters etc work.. but before you waste time/money handjamming letters, do some old fashioned door knocking. If it's enough of an eyesore, more than likely some of the neighbors are tired of looking at it and would love to have someone buy it and fix it up. Drive by, knock, leave notes; "Hi, im Camillia, I buy houses, do you happen to know/have the contact info for the owners of the house next door?"
My last deal came after not being able to track down the owners of an abandoned house (didn't reply to mail, no phone # on record, no relatives, no social media) So I decided to leave a bandit sign in the front yard that said "If you know the owner, please call me, id like to buy it ###-####"
Neighbor called the same day with the seller's number.
