@Steven C. Suarez You can definitely do both! Its been the plan i've been working on for awhile now. I spent most of my adult life deployed, living out of a bag in third world sh@tholes. Came back to the states and tried doing the normal "responsible adult" thing. A house with rooms that i don't ever go in, filled with stuff i don't use/need. I hated it. Couple years doing this now, I've got rentals that pay my bills, flip a few houses a year cause i dig it (and big checks!) Im currently house hacking, while getting started this spring on the end game.. my tiny house trailer! Getting all my REI systems automated and once that happens, i wanna be the "homeless houseflipper" lol

If you want to live the minimalist lifestyle through real estate, you can definitely do so; comfortably and with other people paying for it! Good luck man

@Kennith Osborne Clarksville is a great place for rentals (Just don't tell anyone else!) 

  • 1800 jobs coming with the opening of the Hankook plant this year
  • Fort Campbell isn't going anywhere anytime soon. The last time a troop reduction was even mentioned, lawmakers on both sides of the border put the kibosh on it reeeal quick.
  • Regardless of what the state/national economy does, service members on military bases get paid the 1st and the 15th, guaranteed.
  • The DoD long ago implemented measures to reduce the impact on local economies during troop deployments, meaning gone are the days of a "mass exodus" of soldiers during deployments. Now it's barely a blip on the radar when a few units get deployed.
  • Atleast 50% of applicants the last time i had a vacant rental (July) were from Nashville looking to escape the rising rents, which is keeping rental rates healthy here
  • You can find rentals at/above the 1% rent rule all day long
  • Creative financing is alive and well here as it's more of a buyer's market

@Kristopher Gomez 1st rule of bandit signs: Thou shalt not pull up other's bandit signs! 

Put them up on public, non-business corners and intersections. Take a look at a map of the neighborhoods you'd like to target and find the main chokepoints where neighborhoods empty out onto major thoroughfares. Anywhere where traffic stops or backs up. Wood telephone poles are great, just get them up high enough that people wont pull them down. 

The people who suggest putting them up on a Friday and taking them down on Sunday.. have entirely too much time on their hands. Put them up and leave them up. Folks will tell you that its "illegal" and blah blah blah. Every city in America has a law on the books about everything you "can't" do. It's "illegal" in my town and in two years of using them, and $112k in flip profits this year, the only phone call from a city official ive recieved was from a city councilman...looking for a wholesale deal lol 

If you're going to use them, make a habit of it. I aim for 5 a day, everyday while im out driving for dollars.

I love reading the forums, but the sheer amount of wholesaling related posts is getting absolutely absurd.
Maybe BiggerPockets should create an offshoot.. call it "SmallerPockets" - A forum for terrible ideas.

@Quentin Taborn If you're going to use bandit signs, try them out and use them until directed otherwise. Every city/county in America is going to have some rule on the books regarding "illegal" signs..just because. In two years of using them the only phone call i've received about them from an official, was from a city councilman.. who was looking for a deal lol Made $112k in flip profits and added two rentals this year off bandit signs..i'll gladly pay whatever fine they impose should they decide to call. Good luck!
