Hello All! I get deals all throughout Florida and have come accross an interesting property in the Sarasota county area. It is in a prime Location within walking distance for the beach. Currently has an old home on it, but the property is ZONED FOR MULTIFAMILY and recently been zoned for HIGH DENSITY AT THE DEVELOPERS DISCRETION. This is an off market deal in which I think has great potential, but I need some developer contacts to string this all together.

Hello everyone! 

I had a prospect come across my desk this weekend with a property in Prestonsburg, KY. 

He is in Pre-Foreclosure and the bank is willing to offer him a short sale. I am looking for a Good Wholesaler that I can Co-Wholesale/JV this deal with and see if we can get this deal done and moved to an end buyer. The property is vacant, and I can get you access to help determine the true value of the place.

I think we have connected already, but my mindset is the same. Looking to expand. Doing some different marketing testing currently and just refining while building the network of other wholesalers in additional areas to expand. Hopefully we can do something together soon. 

Elliot. Right on! Just to be clear when you say S Florida.... Does that include the SW coast? some investors only want like the fort lauderdale/miami and boca areas?

Always looking for other wholesalers to do Co-wholesale deals with. I am in the profitable and Sunny SWFL area. 

Each County in Fl is a bit different. Like in Tampa you can pull the list of delinquent tenants from the county website. Down here in SWFL you have to sort through the Judgement filings and find the ones that are person to person... Then go through one by one and lookup if it is an eviction..... Its a huge pain in the arse. Im currently doing it right now, but I made a video in order to give to a VA to make the mailing list. On top of that you have to go through week by week as they only allow you to bring up 1,000 records at a time.

@Larry Chilcoat do you have any advice on Bandit sign marketing in Port Charlotte/N port? We haven't started implementing that marketing out there yet, and I hear Port Charlotte is pretty strict on it? 

@Benjamin Pekarek Perfect! We are actually working on a large 76 unit multifamily deal right now that is heavily discounted. I will keep you posted.
