Hello Everyone. We are an active Wholesaling Firm here in Southwest FL. I generate quite a bit of leads every single month, and get many calls about people looking to move their Mobile Home.
I have always been taught to stay away from them, but have heard that many people wholesale Mobile or "Manufactured"
What is your best advice in how to deal with Wholesaling this assets, and whats the best way to figure out the true value of them?

Hello All,
I am a very active Wholesaler here in the Southwest Florida region. I source properties from the Below locations anywhere from 30-70 cents on the dollar.
- Ft Myers
- Naples
- Bonita Springs
- Port Charlotte
- North Port
I am looking to grow my buyers list with more Investors that are looking to potentially buy investment properties from these areas. (Cash or Cash Equivalent)
If you are interested in Investing in these areas please include the type of properties you are looking for i.e (Fix and Flips or Buy and holds) and any other criteria you may have.

wow thats interesting. Next time I wont include it, but that wasn't my intention, that was just how I was taught from a few different people.
I still feel its a good deal. Inventory in this area the cheapest you can find for sale is around $98k. Not cash flowing. This asset needs no repairs and is already cash flowing. Its definitely below the market price of the asset and other assets available in the same area.

@Wayne Brooks I am sorry. Not trying to create any "Jokes." This is the way I have always been taught to show the numbers. At least show the appreciation that the particular neighborhood appreciated last year. I expect each investor to crunch their own numbers regardless of what I show them because lets face it, we are going to do it anyways.
You are correct if you take the appreciation down to 0%... the cap rate goes to 8% but that includes paying a management company. Which is another expense that is optional that can increase the cap rate. If you self manage the cap rate goes back up closer to around 10%.
I think its a little un realistic to think the asset wont appreciate in the state of the market we are in, but I understand crunching conservative numbers.
Either way, no Im not looking for dummies, and I dont expect any of the people here are dumb by any meaning of the word. Every investor has different strategies and some may be comfortable with the deal. Not every deal is for everyone and thats ok.

@Account Closed yes If you look in the photo above of the numbers it does include a 10% Management cost.
