I have purchased properties in the past with owner financing. I personally reached out to a local real estate attorney to draw up the contracts.

Hi Jake,
A DSCR loan is a great option for you given your situation. I have purchased multiple properties this way. Besides the down payment and closing costs you typically will need to have 6 months worth of reserves as well. Another option for you would be to partner with another investor who does qualify for a traditional loan. Local meet ups would be a great way to connect with other investors who may be interested. When investing out of state in is important to have your team in place prior to purchasing a property. A good local agent will help you to find a property manager, contractor, and investor friendly lender. Good luck with your search.
