Hi George,
Congrats on starting your real estate investing journey. Read as many books as you can, and start attending local real estate meet ups in your area. The Events and Meet ups section on this forum is a great way to find meet ups near you.
If you are interested in investing out of state I highly recommend that you build a strong team in your chosen location. Having your "core 4" (Realtor, Property manager, Contractor, Lender) is extremely important.
