What made you interested in investing in this type of deal?
I was able to buy this house with 5% down and when its fixed up and rented, the other tenant will cover almost all of the mortgage.

This duplex needs a lot of work including two new kitchens, two new baths, flooring and new interior paint. It needs trees trimmed, a deck installed and exterior landscaping. Most of these i can do myself to save costs and build huge equity.

Michigan is a great state to live in. What area did you live in?
I am originally from Metro Detroit, I went to college in Kalamazoo, and I now live in Grand Rapids with my family. We still own some properties in Metro Detroit but have been focusing on West Michigan the past few years.

You are correct Lakeside Township and the surrounding areas are a very popular vacation destination for Chicago natives. 51 acres with R-2 Zoning would be a great development opportunity. Dividing it up into 17 acre lots would be an option as well. I am a real estate agent and investor in West Michigan. Where is your STR located? Is it in an area with strong restrictions? If so, that can be a benefit for investors since this property already qualifies. I would definitely mention in your property description that the property comes turn key, and offer to show the properties rental history/income. I would also market the property on local Facebook groups, you may find that there is a specific group for STR owners in the area.

It is a bit odd, but as others have said it could truly be for security purposes. I have found that at several of the STR properties where I have stayed have cameras monitoring the outdoor areas (ring cams, nest, security cameras). I recommend planting a tree or placing a privacy screen to block the view of your pool.

It is definitely worth it to have semi annual/annual inspections of rental properties. There are multiple benefits. Finding maintenance issues prior to them becoming a larger problem (water leaks, pipes, roof etc.). You are also able to make sure that your tenants are taking care of your property and check for additional occupants, pets etc. Rental inspections help to keep your properties running smoothly and ensure that they are being well maintained.
