Have you reached out to local businesses, schools, hospitals, etc.? Reach out to their human resources departments and tell them about the special program you have for their employees (waived application fee, move in gift, etc.) 

Zillow, Facebook, and Apartments.com are all great, but you should always find creative ways to market your listings.

Feeling this way is normal at this point in a deal. 

I have a few questions. 

Is the property currently rented at under market rates? 

Are there ways to increase the income from the property? Charging $50 a month for washer/dryer, Mid Term rental, Furnished/semi furnished etc. 

What do you anticipate the yearly rent increases to be?

What is your overall goal with this property? Are you looking for monthly cashflow or just appreciation? 

I recommend that you build a strong team in the area where you chose to invest. Building your "Core 4" (Real estate agent, Property manager, Contractor, Lender) is critical to your success.

What type of investment properties are you interested in? Are you looking to invest locally or out of state?

Make sure that you have a strong team in place. Your "Core 4"(Realtor, Property manager, Contractor, Lender) are all critical to your success. 

I recommend that you start attending local meet ups and networking with other investors in your area. They will be able to give you insight on current trends and market conditions in your area.
