18 is a great age to start real estate investing. Have you considered starting off with a primary and house hacking? or are you looking to flip a few properties to build up some capital before purchasing a primary residence?

Have you considered a DSCR loan? it may be a great option given your wifes high DTI

My previous buyer's agent and friend I worked with in Mt. Pleasant committed suicide about a year ago and I've been looking for a replacement agent and mentor ever since.
Tax-sale.info is a good resource. I have purchased a few properties through tax sales, sometimes you can find great deals. Just be careful to do your title research before bidding on a property.

Doubling/Tripling your portfolio is a great goal. How quickly would you like to scale your portfolio? Mt. Pleasant has a strong rental market. Are your current properties student rentals?
