Welcome to the BP community!

18 is a great age to start real estate investing. Have you considered starting off with a primary and house hacking? or are you looking to flip a few properties to build up some capital before purchasing a primary residence?

The Midwest has several great areas to invest. Being from Michigan I choose to invest locally. We have several great areas for out of state investors like yourself to consider like Detroit, Grand Rapids, Kalamazoo, Battle Creek etc. If you would ever like to chat about investing in Michigan feel free to reach out.

Good Luck with your real estate investing journey!

Quote from @Drew Rees:

Hi Logan,

To give a bit more background...

Right now I'm trying to stay away from student rentals, though being in Mt Pleasant and Big Rapids that might be hard to do. I'm focusing on multiple family buildings and I own two duplexes and a sexta-plex in Mt. Pleasant for a total of 10 units.

As for expanding, I'm 50 next year and I'd love to be able to retire in the next 5 years.

I signed up for Tax-sale.info to see if I can find any bargains in single family homes etc.

I prefer to buy and hold/rent rather than flip. If I do decide to flip, the focus would be to pay off mortgages to have more money coming in monthly.

I have a single family house that I own in Stanwood which is being rented and that pays the mortgage for my home in Big Rapids. I've been hoping to sell it to the current tenants. If that works then I'll have cash on hand otherwise I'll have to use the equity instead.

My previous buyer's agent and friend I worked with in Mt. Pleasant committed suicide about a year ago and I've been looking for a replacement agent and mentor ever since.

Thanks for the info. Rental properties are a great source for retirement income. Retiring by 55 is an admirable goal. I hope to retire early as well.

Tax-sale.info is a good resource. I have purchased a few properties through tax sales, sometimes you can find great deals. Just be careful to do your title research before bidding on a property.

My condolences to you about your friend.

Hey Ryan,

Feel free to send me a message or text. I'll send you over a couple of the lenders that I use in the area.

Hi Drew,

Welcome to the BP Forum!

Doubling/Tripling your portfolio is a great goal. How quickly would you like to scale your portfolio?  Mt. Pleasant has a strong rental market. Are your current properties student rentals?

This forum is a great place to learn, network, and reach out for advice from fellow investors. I am from West Michigan as well, feel free to reach out if you would ever like to chat.

Quote from @Jaydon Vandersloot:

Hello all! First time posting here. I want to buy my first house hack around fall time this year. I’m starting to look for lenders and agents so I can narrow down my search for homes and get a good idea of what I can get.  Also should I get prequalified from a few different lenders to see my options?

Thanks!

 Hi Jaydon,

House Hacking is a fantastic way to get started. I see that you are local to the Grand Rapids Area. I am a local real estate agent as well as a real estate investor. I would be happy to connect you with the lenders that I use here locally. Feel free to reach out and I'll send over their info.

Quote from @James Likis:

My partner @Jami Rahman and I are looking to network with local real estate investors in Grand Rapids. We are investing from out of state and have started to connect with local team members. We would love the chance to connect with and learn from active investors in the Grand Rapids market. If you'd be willing to connect,  let us learn from what you've got going on, hear what we're looking to get started with, and see how we can support each others investing goals, please drop a line here, connect, or message directly.

A bit about us: we are currently investing long distance in Kansas City and are looking to get started in a new market. My wife was born and raised in Grand Rapids with lots of family still local, so it's a place I know decently well while still having plenty to learn. We are aiming to fix and flip properties in the $250-350k ARV range.

 Hi James,

Grand Rapids is a fantastic place to invest. I am a local real estate agent and I have been investing in real estate since 2014. I currently own properties in Grand Rapids, Kalamazoo, and Metro Detroit. I would be happy to help you and Jami with your property search, and help you build your local team. Feel free to reach out anytime.
