Alex, do those insurers work with brokers, or do I have to apply for the policies myself, online?
Nationwide sent a non-renewal letter for an 8-plex, claiming property was within 1 mile of a fire hazard zone. When I checked the CA state fire hazard zone map, I could verify that it is not in that zone. My agent said it wasn't worth challenging because Nationwide is leaving the state.
Our insur. agency sent a new proposal from Bass insur. (never heard of them) for triple the rate of the old policy!

What effect does the "use code" of a property have on the tax assessment?
For example, I see that the use code on a property that I know is being rented out is not listed as a multi-family rental, even though it's been sub-divided by the owner. It's still listed as a single-family residential property.
The county assessor apparently didn't update the code when the property was sold several years ago.

House is in Northern Calif.
I have a SFH with a metal shed in the backyard that was there when we bough the house. It is sitting on a concrete pad.
We have a push mower that is stored there, and the tenant could use it if they wish. The backyard has grass.
I want to put a clause in the lease that use of the shed & the mower is at the tenant's discretion, & we won't maintain it or be responsible for any repairs, etc.
Would this be permissible? A bad idea?
Could anyone supply a sample of wording for such a clause?

Tenants with kids in a nice SFH are intending to vacate because the neighbor across the street has been yelling profanities at their kids. Tenant was told by police to file a restraining order, but they're just leaving. I suspect even having an attorney send a cease & desist letter would have little effect.
I'm losing a great tenant because of this neighbor, & I'm afraid of this situation happening again if I re-rent.
I suspect the neighbor has a mental health issue. I did see him a few years ago playing music very loud as he was working in his front yard. I haven't met the family.
I'm half considering selling. In any case, if re-renting or selling, what is my legal obligation to disclose?
How would you handle this situation?
