Have had POGO tenants before and they usually leave the units in bad condition adding to operation expenses. 

You can still get bank REOs but you might want to consider getting them from the courts as it costs less from there. Only caveat is that these are usually done in cash.

It is true that most of the developers use agents without licences so it's a good idea to get a broker with one. Must admit the local laws and RE processes are easier to navigate with lawyers.

you could access funding through most of the commercial banks such as BPI and BDO. best to compare rates to help you decide.

if you're not a citizen, you can own the structure but not the property. an option you might consider would be to put up a corporate entity if you'd like ownership. rental yields would depend on how rural the area is.

depends on your timeline. seems good if you plan to be in net long. otherwise, you might want to wait until prices for condominiums drop further and yield rates improve.

normally, it is. considering you run all the numbers before jumping in. you might want to take a good look at the comps in the area for rental rates as well.

have rentals there as well. Makati is a business district with a decent market. not sure how the current situation affects that, probably the same as it would affect other major cities.

you might want to look into bank/ court foreclosures. you can see the properties to be auctioned off your local courthouse/ MTC/ RTC. same local sir.

AirBnB arbitrage has been going on in Manila for quite some time now. tried that back when starting out. currently doing 1 year tenant contracts for the condominium properties.
