@Brian Ploszay Thanks for your input. I was just trying to see what supply is available currently to get a feel for the market. Like @Brandon L. mentioned perhaps my criteria was too narrow. I was looking for a duplex in Winchester for 250k or less. I saw one came on the market today in the city proper for around 200k.

I am working towards my goal of analyzing a deal a day and a realtor I am working with mentioned that the Winchester, Virginia market (population roughly 30,000) currently has no available multi-units available on MLS. Is this common?

@Jeffrey Honaker Good luck! Glad to see a lot of help here - that's a great idea with the HELOC. Makes me excited for the future! How did you find this deal? I saw in your notes the seller inherited the property? Did you know them or was it a direct mail campaign?
