@Dakota Wilde Perfect will do. Looking thru a few today. Someone mentioned the App “Cozy” as a good starting point. Are you familiar with that?

Yeah the Value of the properties have definitely increased. Seems a lot of sellers are taking advantage of the hot market right now. Surprisingly enough because of low taxes and interest rates the numbers in certain ways seem to work out. 

Im comfortable all around cause of where I grew up in NYC not the best areas, so good to know someone like you who invested in it years back and comfortable in the area. I don't know too much about the area but every time I go I walk around different areas near the homes I'm looking at.

Yeah thanks a lot that makes total sense. Im learning the neighborhood a bit more now. I put an offer out in Greenville after looking at a few properties in different areas. 

Matches my long term appreciation goal that I think will happen and decent cash flow.

Any thoughts on Jersey City Greenville potential? Thinking of some Pros and Cons in investing in a Rental Property in that area.

Some people advise against this, like Dave Ramsey says "don't borrow against your future". In my opinion if it makes sense for your initial property its ok as long as you have a gameplay to pay it back quick.
