It sounds like you have an illegal duplex. I think the only way of getting another mail box is by getting the post masters approval. Which if your home isn't zoned multifamily isn't going to happen.

Another option would be to just hang a new mailbox and label them unit A/unit B and see what happens.

While going through the lease with a new tenant I give scenarios where a tornado rips the roof off the home and damages all their property. I tell them that the landlord is not responsible for any damage to their belongings and that rental insurance that is required covers their loss. I have them acknowledge this and acknowledge that if they do not get rental insurance all losses are on them.

 Very good point. I've never thought of that and will definitely be added verbiage in my leases about mining in properties that I pay electric.

I live in Crest Hill and have rentals in Joliet and Rockdale. If it's a single family house there are no inspections required. If it's a multi family inside city limits you'll need a rental inspection.

I'm in the same boat. I'm looking to take up to 50k out of mine for my next purchase. I've already talked to my company and "applied" through fidelity. It seems like a straight forward process, all I have to do is hit the summit button and the money will be in my account in a few business days. I just need to find my next deal.

 I second this. As much as I love trees, I remove them on most of my properties. They weak havoc on foundations and sewer systems...

Is it possible this is just a sump pump issue? If the house is vacant and their is no power or the sump pump is bad, I can see there being 7ft of water in the basement. Does the home even have a sump pump? I'd check there first.
