@traviswylie @davidchandler

Thanks for your replies.  I live in the Poconos.  I'm in the Harrisburg area often because of my work.  Harrisburg is so much cheaper than the Poconos it makes me nervous.  I feel like I'm missing something.  Still, I have my first home under contract in an area that would be described as a C/D location.

Despite not having a lot of cash to invest, I'm struggling to figure if I should look at creative ways to acquire more property or focus on wholesaling to build up the bank a little.

Thanks for any advice you may offer.

@Matthew Irish-Jones You're absolutely right. I've listened to so many episodes. I'll buy Turner's 'No/Low...' book today. Thanks for the perspective. It is helpful.

@Ryan Deasy I agree Ryan. I'm a truck driver. The podcasts and webinars online are a staple during my work hours. I think BP should invite a few guests who have suffered abject failure in their pursuits. When you listen to 3 or 4 episodes a day it starts to sound a little like a "Housewives..." episode. Don't get me wrong, BP is awesome. But, the focus is so much on successes the real pursuit gets a little lost in the production, I think. I like it raw. Thanks for your contribution.

@Nicolas Ake this book should be required reading for 5th graders country wide. Its simplicity can be mistaken for being overly elementary in its subject. It is a profoundly important book for humanity. Thanks

@Taylor L. These are all excellent books. They're more about the mindset than real estate investing. I think they should be a prerequisite to any entrepreneurial pursuit.

Newbies start from different places on the track.  Some have cash and less than perfect credit.  Some have excellent credit and no cash.  What three books would you recommend to a newbie regardless of where they are on the track?  I'm currently listening to Than Merrill's 'Real Estate Wholesaling Bible' on Audible.  The reviews were excellent.  The book was highly recommended, but I'm not getting what I expected.  I think it may be a good idea to get involved in wholesaling  because I don't have a lot of cash to purchase real estate right now. I've listened to a few BP podcasts with guests that started with real estate.  I've also listened to other podcasts and webinars and I'm still not quite certain what wholesaling is, or how it works.  I thought some investor veterans might chip in to offer some guidance.  Thanks in advance.

@DylanThomas I'm going to live there.  I'm renting one of the bedrooms in my apartment.  I'm a truck driver.  I'm home for a week every other month.  Thanks for your input.
