Call Yanier Valverde from the Multifamily team. 

They work great with new or savvy investors. The Wholesale only Multifamily. 

For the mentor part that is the best part they are not, they dont sale courses or books. They are straight forward hands on investing.

As a wholesaler, what do I need to do and not need to do with an MLS property that the agent will take care of?

You can't rely on any agent to do or not do due diligence. 

If you want to make money you need to do the work, don't expect anybody to do their thing.

I buy all the time from wholesalers but when is an off-market deal.

If it is in the MLS dealing with two people in the middle going in different directions... not easy.

Each deal is different just be in control of all the transactions and things will be ok.

thanks for the information,I’m looking into that ,I’m just not sure in which location of Miami invest on ,I want cash flow property but seems difficult to find.....

It's  location and type of deal.  We invest in value add-Multifamily,  you need a good construction Team. And you have 50% of the deal then is underwriting an deals...

Go big

By a multifamily first, you rent out the other 3 units. 

Is easier to qualify for a multifamily(rental income counts) than a single family(your income only). 

Is crazy simple if you buy a Multifamily 4 units, you get 3 partner tenants that help you to pay 75% of the building. They don't ask you for cashflow income or ownership.  

Buy a need Repairs property, every year you upgrade you give value to the property and increase rents.

Arianne and Yanier 305-600-9045. They help me and my friends to buy right  they know the market well, and they manage properties in the area. 

So when you show them what you are buying they will tell you if it is the right place, size or layout distribution or remodeled to produce more profit.

They have a handyman and rehab services.  

Still I agree that the area is becoming very competitive so do your research.

I am currently trying to refi  3 multifamilies for the last 2 months.  

DSCR loan were the path we took, we are at 50% equity and we just bought them one year ago. We did heavy rehab on thems.

I personally love line of credit but they have only one purpose put money in and put money out.... Interest is always higher than loans. 

YOU are in control of the Money not the bank. So if you have access a variable income best tool out there. 

Y just bought a 40K car wim my Heloc my annual payment is 6%  2400$ and the saving on not having Full cover Insurance ...
