Honestly the entire I35 corridor here in Texas is hot.  I work the Austin market where things are certainly cash flowing, but the barrier to entry is high as everyone is buying 250K-400K houses with cash.  If you are planning to buy new homes and rent them out the numbers likely wont be favorable.  Pflugerville, right outside of Austin, is very popular for buy an hold.  Houses are affordable by investor standards and people are moving there to be close to Austin.  

Waco, San Antonio, Killeen, and College station are all worth looking at as well.  We have people asking to invest in all of those areas.  Not only are houses cheap, but due to the demographics people are looking to rent rather than own.  They are also good areas for the owner finance model.  

Obviously the DFW market is hot, but I am not the best guy to ask about that market.  There are plenty of people on here who can though.

I agree with @Jared Watson

If you haven't looked at the Austin TX market you should. I moved from the Dallas area because this market is more exciting. If you are only looking at margins only (not a good strategy), Dallas/Plano is a good market. However if you are willing to sacrifice margins and go for larger cash returns Austin is hot. Not that there aren't deals with great margins here in Austin, I see them every day as a wholesaler. I just figured I would cover that before someone calls me out on the high number of 20% ARV deals we are seeing in Austin.

Any major city in TX is hot.  I prefer Austin, but DFW, Houston, and even San Antonio are really booming.  San Antonio is a good city for a beginner investor.  With low entry points and high rental demand that might be right up your ally.

Hello fellow Bigger Pockets members. I have been on the site for a few months but have yet to make a formal introduction. Since graduating college I have lived in Waco, Dallas, and now ATX. While residing in Dallas I worked in the commercial field for nearly 2 years before setting my sights on Austin. Without question, the Austin area is the most unique market I have been a part of. Once here I decided to enter the residential investment segment dealing in distressed assets as opposed to commercial. I personally find working with house flippers, builders, and investors more enjoyable than industrial leasing, but to each their own. I have made some great connections in my short time here on BP and look forward to making many more. While I like to think I am pretty knowledgable, learning is one of the primary reasons I am here. Whether it be a wholesale, new build, SFR, or multifamily, there is something to be learned from every deal. Feel free to introduce yourself, I am always looking to meet and learn from those in my industry.

@Jordan Owens, I would highly suggest Reliable Property Management (RPM).  I know the owner and he has been in real estate management/investment for about 40 years.  He knows his stuff and can likely answer any question an investor has, whether it be about their property or investing strategies in general.  A lot of investors in the area trust them with their properties, just look at their reviews.  They manage the house that I live in and it has been a very enjoyable experience.  PM me if you have any questions or want a contact over there.
