@Travis Fairbairn. Pick a market that has way more visitors per year than actual residents. My market has about 100,000 residents and 13,000,000 visitor per year.

Also look for drivable locations. No one wants to fly for who knows how long.

Rental history is completely irrelevant in short term rental. I cannot stress that enough.

Although I will say If it can only gross 24k with good management I can’t pay much for this thing. @Paul Sandhu would only pay like 10 grand.


Superhost is whatever. It’s easy to get when you’re new and it’s super exciting. When you’re jaded like me you realize it’s just more Airbnb propaganda to hold the host down. Damn the man.

@Nancy Bender I personally am not a fan of Condos but doesn’t mean you can’t be successful. I’ve got a 4/5 in Destin and could not be happier.

Arbitrage is a job and it's not a good one in my opinion. I think I'd rather use that same license to actually sell houses.

@Wesley Myers I totally agree with @Sean McDonnell you're worrying about something that doesn't matter. On one hand, you've got someone stealing a 20-year-old junk lamp. On the other hand, you've got long-term wealth and your family's future. 

When you start building your listings they will give you damage deposit choices. I don't believe theirs a wrong answer in this category. Just pick what works for you. I have hosted over 2000 stays and I have not one time filed a claim against a deposit. It's a great way to get a bad review.

@Mark Futalan. If it’s the same link I got there’s like 26 STRs in each town lol. Once they get to 35 the city will shut it down. List has no relevance in my opinion.
