I have a house in Destin I paid 650 although it was a rehab and is worth 900. I’m afraid 600 in Destin is a condo.

Let’s take my August for instance.

Your cleaning fees are way low.

I paid (which my guests money) close to $3000 in cleaning fees in August. $700 electric bull.

Your mortgage seems low but I forget interest rates are basically zero.

Insurance will be 4k per year. Taxes are also high.

My gross in August was probably 18-20k I didn’t look that’s my book keepers job.

I recently moved states. My old provider (who was having trouble keeping up anyway) would no longer cover me because of the move. Seems ridiculous but ok. 


I've got properties in 3 states. 3 umbrellas. Several auto. 

The new company is taking forever to switch the homeowners over to them. To the point where I'm wondering if it will ever happen. Keep blaming it on communication with the banks. Is this normal? 

They also just quoted me on umbrellas. These umbrellas are with Progressive and VERY expensive. Why would I bother doing this? I could just go to progressive myself. 

I really just do not understand this whole process even after MONTHS of learning and shopping around, and I'm so sick of dealing with it. 

Am I doing something wrong or do they just always suck? Do I need to plan to get Homeowners/Auto/Umbrella through different companies?

You need a PMS to do this. IGMS Yourporter Smartbnb etc. 

@Leora Merrell excellent question! 


If the guest sucks I just turn OFF that guests auto review and don't leave them a review at all. It is VERY rare I'll leave a bad review. I figure they do not deserve the 15 seconds of my time. 

I use yourporter and it uses a "review pool" and cycles through a few different reviews. They are not allowed to use the same review every time which makes sense. 

IGMS you type in your own reviews and it cycles through them. 

Auto reviews do NOT currently work for VRBO.
