@Robert Jordan So you just proved you took none of our advice AND proved my point that you're going to have to learn this the hard way. You will NOT be thinking about this hypothetical extra $50 once you're knee-deep in this thing. My advice is to get over this thought and move on to the next one.

@Michael McCarthy forgive me for saying so but what do you have to offer? Why would I invest in someone that wants to bake pies if all they’ve ever done is post on a pie forum?

@Robert Jordan I think you’ll find maximizing occupancy isn’t always a great idea. Unfortunately there’s no way for me to prove that to you until you’ve been renting it and get some experience.

Each short term rental has a happiness level. You divide that level by the number of people under its roof. The more people the less happiness in each person.

12 unit. Next to 65 condos with an HOA. The 12 unit is not part of HOA but has deeded access to roads and parking.

Ever dealt with this? Thoughts either way?

@Johnny Duray this is called “hotel syndrome” 

unless you’re turning down the sheets and putting a mint in their pillow.... some people just will not give you 5 stars. Not to worry just move on and stop wasting your time. 

I posted a thread recently about why bad reviews are a good thing. It got a ton of reaction. Too slammed right now to find it and link it. 

keep in mind future guests can only read the review, they don’t be able to see the ranking. So responding with “this dumbass meant to leave 5 stars” wont work either

In the market for a small apartment building.

One million purchase price.

Let’s say hypothetically 15 units.

What does each unit need to rent for to make it a good deal?

Your thoughts?
