As Dave mentioned, it really depends on the type of renter you are trying to fill the unit with. A family with young kids, will take a look at the school district pretty quickly, and will be much more likely to be a deal breaker if the schools are poor. While families are ideally the tenants you want, there are other potential tenants that wouldn't mind the poor schools including middle age and older couples, singles, etc.

@Kevin Manafi I would communicate to the tenant that you are getting an appraisal done, and provide them enough notice to prepare. Regarding the appraiser, I would point out improvements that have been made, whether they ask for it or not, at least then they will be aware. As Greg mentioned, every appraiser is different.

Hi @Eric Jones I am not a lawyer, but If she can access the application despite the disability, then I would just stick to the system you have in place and ask for an application to be completed. If she isn't able to access it, then I would make arrangements for her.

Hi @Account Closed I agree with the others and feel this shouldnt take too long. Definitely should be able to get it finished in 10-14 days. Have you ran into any issues since you originally posted?

There are a lot of property management software companies out there that are flexible and easy enough to use for not only properties, but storage units as well. We rent out a small number of storage space (garages) and have no problems (we use Innago). It is automatically withdrawn every month via ACH or credit/debit.

Similar to what others have said, but for me:

1) Learn- There are so many areas to learn in real estate, that you should always be trying to educate yourself on something.

2) Take Initiative- There are 100s of reasons not to do something, and its easy to get complacent after you buy a property. Always keep grinding. 

3) Network- There are numerous people out there, who you can connect with and create a relationship with, that can help you throughout your journey.

I would recommend listing syndication software. It allows you to post your property listings on numerous listing sites all at once. I would be sure to have your tenant screening and application process ironed out beforehand. Good luck!

There are a lot of different CRMs out there. Depending on what your goals are and what kind of budget you have to spend on a CRM, will determine which one is best for you.

We use Hubspot, it is pretty easy to use yet has in-depth data, and advanced features. I would recommend using them.

Both have their strengths and weaknesses. However, I have several friends who use PropStream, and say they love it.
