As a couple others have mentioned, I would really try to educate yourself on real estate, get an idea of what niche you like the best, and really try to dig into it more with more intermediate/advanced books or other resources. (There are a lot of resources here on BP alone.) I would also try to learn your market as much as you can as well. Hope this helps, best of luck!

I always recommend reading a few of Brandon Turner's books, which you can find in the BP book store. They have a lot of value and are also very friendly for newer investors. Best of luck!

Hi @Blaine Alger there are definitely some PM software options out there that are much simpler to use than others. They can essentially setup auto-pay similar to their other bills. We use Innago for our property, and the tenant loves it, they are also less tech savy than the average person. I would look into some of the more user friendly PM options. Despite the risks you can always collect rent via check or cash if she is 100% against paying online too.

Hi Michael. Welcome to BP! I would recommend digging into the resources here on BP. I have read a few of the books in the bookstore as well, there are some really great ones in there by Brandon Turner that are perfect for beginners. If you are looking for a more broad based book, I know a popular one here is Rich Dad Poor Dad. Either way, best of luck!

I would look at local laws to be sure, but typically if there isnt an early termination clause stated in the lease it would be a violation not to complete it. Now as mentioned by others, landlords typically are required to mitigate their losses with re-renting.

We used landscape fabric and crushed rock on our driveway several years ago. We did have to do some maintenance around 5 years with some more rock, but the weeds have never been an issue.
