Post: Advice on first property bathroom remodel

As others have mentioned, I would just put a new floor over the tile, with sheet vinyl or vinyl plank. Also reglazing the tub, adding new toilets, and a vanity in the pink one would be ideal. I would try to do minimal work on it and save money.

Hi @Scott Weaner I actually experienced a very similar situation with a dog we had. As others have mentioned, I would give it a good wash and coat it with kilz, and a plastic sheeting. I doubt that just cleaning it will do too much, but the coat of kilz and the plastic sheeting should take care of it, this what we did and haven't had any issues.

@Ilan M Aliphas Personally I would recommend a composite material. I think Trex is a good option, even though it is more expensive. It will typically last longer than wood, and require not nearly as much cleaning. We have a new wood deck that came with our house, and it has been a pain to deal with in terms of cleaning.

Hi @Dante Moore I agree with @J Scott, I think charging for a scope of work is not only acceptable, but a potential indicator on their quality of work. I would be much more alarmed if the contractor didn't charge for a scope of work, than if they did. I don't think a general contractor is thinking I am risking $50,000 for $500, I think it is more I don't wan't to lose significant amounts of time with people who aren't serious, so they are creating a barrier to weed out clients who aren't serious. As J Scott mentioned, I would ask for it to be refunded if you do go with them for the work. If you feel that the $500 is too high, you can always try to negotiate it down some.

Hi @Jeff Cliff I think there are a couple issues with using a single water heater and HVAC. The first is possible tenant conflict, the hot/cold preferences for each tenant can cause conflict if they aren't able to control it within their unit. Some people prefer it warmer, while others prefer it cool. So I think you would need separate HVAC controls. The other issue is the capacity of your current water heater. Is it able to support the demand for both units simultaneously? Personally, I would also recommend a small on demand water heater for the ADU if the piping allows for it.

Hi @Jack Perfett this is a great mindset that not a lot of people your age have, so it is great to see. Personally I would recommend being conservative with your money. I would save most of it in a savings account, and get interest on it. I would invest some of it into learning more about real estate. I would really try to learn as much as possible about your market as well. When you feel comfortable, and have the time to dive into real estate (college can be busy), I would use the money you saved to start it.

Hi @Kumar Gaurav Installing window guards isn't too complex of a project, and can be done on your own. There are some videos out there if you have questions or issues. The best place to look are at your typical home store like Lowes or Home Depot. You can also look online and see a variety of options.

I am from the Lexington area (Georgetown), and have heard great things about LLA and BREIG. In addition there are a few meetup groups in the Cincy area if you are fine travelling.

Hi @Hari Munikar I agree with Stephen, buying a list, scraping emails, or retrieving them through skip trace, would be considered SPAM, and would be illegal. The legality on the texting is a pretty gray area right now, and would be hesitant to send out text messages. If you have a marketing budget, you can always take that list and use it to re-target them on paid ad platforms. If they opt in as a result, then you can always email them.

@Mike Guenther There are a lot of real estate website developers out there if you choose to go that route, Carrot is a popular choice. If you are trying to be more hands on, it sounds like you are on the right track as far as getting setup. BlueHost is pretty solid for hosting and is relatively cheap. You will likely need a wordpress theme designed for real estate, that has some sort of CRM built into it. I would recommend looking at themeforest for a variety of real estate themes. Additionally optimizing the site for SEO, I would recommend starting with a plugin like Yoast.
