@Jorge Abreu Thanks for sharing. I agree that communication, organization, and accountability are all key in being effective and efficient in achieving your goals. We use a lot of similar tools you mentioned in your toolbox to stay in sync like Jira, Hubspot, Teams, OneDrive, Outlook, Zoom, etc. We would be pretty lost without them!

Congrats @Jason Mazza! Have you been able to transition to the next phase of your plan yet, by renting out the additional unit, and adding another property?

I am really impressed you were able to do most of the initial rehab on your own, do you have a background in contracting or a trade? 

Your tenants all sound really great. Did you use any listing sites or marketing initiatives to find them or was it simply word of mouth? I am also curious if you have a tenant screening system in place to get such high quality tenants?

@Marcus B Hsu Thanks for sharing this! The rehab looks really good! Were you able to find tenants strictly off Zillow or were you able to use other listing sites via listing syndication or manual creation? How are you managing your properties while being located out of state? What have been your biggest challenges so far?

@Michael Shear How have things been going with the property in the 3 years since you originally posted? Any unexpected issues you have ran into? Have you been able to expand to other properties since? Thanks for sharing your story.

Hi Andrew! First off, congrats on building the bookshelf and desk, those can be a nightmare themselves. 

Regarding your questions, I don't believe that fixing and flipping are nearly as easy as HGTV makes it out to be, especially just starting out. The percentage of the self rehab is really going to be dependent on the individual, and the capacity at which they can handle the more difficult jobs (electrical, specific carpentry work, etc.). Just starting out I would not try to be overly ambitious, and stick to the basics like painting, landscaping, etc. I really recommend getting your processes established with contractors and tradespeople beforehand, so you can save time and money.

Hi Carlos. There is definitely opportunity within the current market conditions to flip.  As Greg and a couple others have mentioned it really depends on your local market. I think being prepared for all potential outcomes is key regardless of market conditions. I would recommend being prepared (comp rents) to approach it as potentially being a buy and hold situation, with the ideal outcome being your fix and flip if that is your preference.

Welcome to BiggerPockets Idi! As Nicholas and Greg have mentioned the power of learning and networking is huge. There are a lot of great resources on BiggerPockets (blogs, books, guides, webinars, etc.) to take advantage of that will get you on the right path.
