Hey David,

The Lakeland area is on fire right now! With it being in central between two metropolitan cities it has become a hub for logistics with big name brand companies such as Amazon and Publix. Making the Lakeland area a strong workforce housing market with a high demand for rentals. I myself have helped several investors in that area and would love to answer any questions you may have. Hey Kelly,

I cannot speak on the Dallas market but I can tell you the Tampa market is very strong. Billions of dollars of development going into the South Tampa market alone. New districts going up and even during the pandemic this market has been on fire with investors and home owners. Tampa is a sellers market and some investors get discouraged as they may want a higher return. That being said this market offers very strong appreciation that crushes other markets and I see no slowing down. If you want feel free to DM me with any questions. Go with HUD housing. During times like this guaranteed income is the way to go. In areas like Tampa with a three year waiting list for section8 you're seeing HUD pay out more than market value in some locations. It's a win win during a pandemic.

It all depends on your goals and needs. Do you want to be in a A+ Location making a low CAP but your property will have a strong appreciation or do you want to invest into a C-B class location with a decent appreciation but a strong cash flow? Are you looking for SFH, Multi or commercial?

With a better understanding on what you're looking for I could recommend areas for you to look at in Tampa.
