The panel cost is on the high side but I don't think the $55 per run is too low. Seems average. Keep in mind we run conduit in Chicago so it's not too hard to pull wire. The total cost of the electrical upgrade had enough revenue to do the work per contract so the contractor needs to pull more wire.

I would just tell him he needs to fix it per contract if he wants more biz from you.

You can write the contract that says EM is due after attorney review...

Ex. 2 days after attorney review

If your taking security deposits make sure your doing a move-in checklist at walk through with the tenant signing off - give them a copy of it with their signed lease

Are you tying up earnest money in these deals?

$200 is the going rate for an entire garage on the NW side.

Per space ......I'd do $100-125
