I admire your disclosure strategy yet also I've exited deals over disclosure requirements in Illinois. Being licensed it gets more complicated. Best of luck!!

MLS inventory is very tight in Mt Pro and AH. I don't look at Elk Grove or Prospect. You may also want to also consider Palatine and Des Plaines

So a few comments:
1. Agree with @Matt Galas that the assessments could be high like $800+ per month
2. Allowing roommates you need to check the bylaws...
What's your goal? Are you set on a specific location? I see your in Homer Glen if you need any help on the N side let me know. I'm a broker and live on the NW side
Sales start to pick up Feb 1. However this year in hot neighborhoods I saw frenzy activity as early as beginning of Jan. Purely depends on the location

Not my scale but usually projects like this break ground and presale.
I would probably make the recommendation you partner up with a firm more experienced in this type of transaction. Co-List agreement etc.
