Depends where you buy your investment. I lease properties for private clients and we have found really good tenants at really good rents. It depends what area and the condition of the property. I have clients that have houses in the 19th Ward and i have found tenants (medical residents, doctors, nurses etc that prefer that location due its proximity to the U of R and Strong Hospital). There are other areas where rents are high- South Wedge, Winton Road, etc in the City. Greece, Webster, Irondequoit- for example a 3 bedroom 1,.5 bath can rent for $1400+ depending on the condition.

Check out Rochester, NY! we have one of the best rental markets in the state. Properties are low and rents are high (compared to what the houses are worth)- ROIs of 15%+. PM me if you would like additional information. I'd be happy to share.

I suggest you look into Rochester, NY- we have one of the best rental markets if you are interested in buy & hold. Properties are not as expensive as other places and the rents are high. ROI is higher here than in many other areas of the state. You can buy a nice multi-unit property for a descent price. PM me and I can send you more info.

Correct- New York doesn't consider murder to be a material defect that requires disclosure. Neighbors will that for you though- I had a friend who was house hunting and decided on one particular house which him and his wife loved. When they were about to take off the neighbor next door came over to their car and told them there had been a homicide in the house and of course- they were so spooked they ended up not putting an offer.

The properties were remodeled and look amazing! that is why we were able to get the higher rents even though the areas are not the best.
