Hello to all- hope everyone is doing well. I agree with many of the posts here- A rental with a pool- total liability. You would have to also consider water bill and pool maintenance costs into your numbers. Leaving it up to the tenants to split the costs could be an issue- one can argue they don't use it as much as the other, etc. etc. Insurance costs significantly increase if there is a pool- that is if you find an insurance willing to insure it.

As far as zoning- yes, please do your homework. My sister bought a triplex and had to convert it into a duplex because of zoning changes. She ended up spending triple the amount of money she had budgeted to convert it- so I would proceed with caution.

Do your research! . I tell all my clients- when it comes to property management companies...PLEASE DO your research...check reviews, check BBB, etc.

Hello Marc- I have a client who bought a 2-unit property on Maple Street near Jay. He remodeled it and I was able to lease out one unit which is a 4 bedroom for $1050 and a 3 bedroom for $950 to really good tenants. Of course, I went above and beyond screening. However, I just want to emphasize that these apartments were completely rehabbed and they looked amazing! He bought the property for $19K- put in about $30K and is being offered $110K by a church nearby. He also owns another single family house on Orchard Street close to Jay Street- bought for $20K, invested about $15K to get it completely remodeled and it's rented for $1200/month. Again- house was rehabbed and it looked amazing on the inside!

Check out Rochester, NY! we have one of the best rental markets in the state. Houses are cheap and rents are high. Inbox me for more info.
