@Jay Hinrichs from what I understand the tenant is already gone.

@Dane C Allen I agree with everything @Greg M. stated except discounting your rent. I have evicted tenants a week before Christmas and had no problem getting a tenant to replace them within a week. 

Hire a professional property manager to handle placing the tenant.
