@Darnell Hunter Welcome to BP, and congratulations on making the decision to invest in real estate.

I feel that credit scores are reflections of an individual's habits. What you do with the small is what you will do with the big. This will carry over into real estate investing.

So while you can use "creative financing" to invest with a bad credit score, those habits will migrate over into your investing activities and the 40k may go up in smoke.

I suggest deeply reflecting on the decisions, circumstances, or habits that caused the bad credit score and replace those habits before you do anything with real estate.

It's not the get rich quick BP answer but it is the answer that will help you succeed over the long term.
