@Amber K. if you don't have money, you should not be putting properties under contract. If you don't have money to fund repairs then you shouldn't be putting houses under contract.

You are trying to build the roof before you have four walls and a foundation. 

Focus on improving your personal situation before you go out bringing other people down with you because of your inability to perform.

@Huso Akaratovic  your question as written does not make sense.

If a seller has an agent, and it's listed in the MLS they are required to co-operate with other agents

If a seller is doing it FSBO, not co-operating with agents will probably result in the property being on the market for a long time
